Sun Symphony Residence Da Nang: sub-zones, unit types, tips

Sun Symphony Residence is a residential complex by Sun Property, part of Sun Group, on the Han River in Da Nang. It was introduced in 2024 and attracts riverside apartment buyers, both Vietnamese and the many foreigners who live in Da Nang. Here is the published information.

Location

The project sits right on the Han River near where it meets the sea, close to the Han River swing bridge. Listing sites now give the address as Son Tra ward, Da Nang, after the 2025 reorganisation. It is close to both the city centre and the beach, though the riverside gets very busy during the international fireworks festival.

Two sub-zones and unit types

Architects from Aedas worked with Sun Group on the design, and the complex includes a central park of about 5,000 m². Tower S3 is described as the closest to the Han River swing bridge.

Legal checks

• For units not yet handed over: a Da Nang Department of Construction letter confirming sale eligibility, plus a bank guarantee.
• The tenure stated in the contract: units on residential land and units on commercial land carry different terms.
• The Sun Group entity named on the contract.

Can foreigners buy here?

Under Vietnam's 2023 Housing Law, foreign individuals permitted to enter Vietnam may buy apartments in commercial housing projects outside defence and security zones. Foreigners may hold no more than 30% of the units in any one apartment building, and ownership lasts up to 50 years from the date the certificate is issued, with an extension available. • River-facing units get strong afternoon sun; budget for blackout curtains and air conditioning from day one.
• If you plan short-term rentals, check the building rules and the city's regulations on short-stay accommodation.
• Da Nang has a typhoon season; ask about drainage and wind-rated glazing.
• Nobody can guarantee rents or resale values.

Costs on top of the price

• 10% VAT on the building part of the price if the list shows pre-VAT prices.
• A 2% maintenance fund on apartments, paid at handover.
• A 0.5% registration fee when the certificate is issued.
• Monthly management and parking fees.
• Fit-out and move-in costs.

A riverside flat near the centre is convenient for everyday life, while beachfront flats suit holidays. If you will live there, put distance to work and schools first; if you will let it, look at real rental demand in that neighbourhood.

• A question list: construction progress, management fees, tenure, and the policy for foreign buyers.
• A total budget that includes taxes, fees and furniture.
• If you live overseas, send someone you trust to the site or ask for a live video walk-through rather than relying on renderings.
• A Vietnamese-speaking lawyer or interpreter for the contract, which is normally drafted in Vietnamese.
• Copies of your passport and visa if you are a foreign buyer, since the developer will need them for the contract.
