Vinhomes Grand Park is Vinhomes' large township in eastern Ho Chi Minh City, launched in 2019. It is one of the biggest apartment communities in the city, and people search for it by name, as "Vinhomes District 9", or by sub-zone. Here is the published information.

Location

The project fronts Nguyen Xien and Phuoc Thien roads, formerly in Long Thanh My and Long Binh wards of District 9 (later Thu Duc City). After the 2025 reorganisation, project databases list the address as 512 Nguyen Xien, Long Binh ward, Ho Chi Minh City. Check the current address on the documents for your specific unit.

Scale and sub-zones

Some aggregator sites cite about 71 towers and more than 40,000 apartments. Those are secondary figures; ask the developer if you need exact numbers.

Amenities already open

• A central park of about 36 ha, billed as the largest park inside any township in Ho Chi Minh City.
• VinWonders Grand Park and Vincom Mega Mall.

Legal status and tenure

Project databases describe apartments as long-term ownership for Vietnamese buyers and 50 years for foreigners. The exact term is always the one printed on the certificate for your unit. For newly released towers, ask for the sale-eligibility letter and the bank guarantee.

Can foreigners buy here?

Under Vietnam's 2023 Housing Law, foreign individuals permitted to enter Vietnam may buy apartments in commercial housing projects outside defence and security zones. Foreigners may hold no more than 30% of the units in any one apartment building, and ownership lasts up to 50 years from the date the certificate is issued, with an extension available. Tips before buying at Vinhomes Grand Park

• Management fees and service quality differ between sub-zones; talk to residents.
• With so many residents, lifts and gates get busy at peak hours; visit on a Monday morning.
• If you are buying to let, supply of similar units is very large and rents are competitive.

Costs on top of the price

• 10% VAT on the building part of the price if the list shows pre-VAT prices.
• A 2% maintenance fund on apartments, paid at handover.
• A 0.5% registration fee when the certificate is issued.
• Monthly management and parking fees.
• Fit-out and move-in costs.
